Get to know the HOC

Manna’s Home Ownership Center (HOC) provides free or low-cost, high-quality homebuyer education with peer support. These services are offered through group classes, individual counseling, & monthly meetings.

Manna’s HOC also supports first-time homebuyer’s long-term success through stewardship to train & educate homeowners about HOA elections, governance, financial controls & practices, & vendor services. These services are offered to homeowner’s associations and condo associations made up of first-time homebuyers.

“Introduction Homeownership 101” Course.

Services We Offer

HOC provides the following services:

· Introductory Overview to Manna Services. [This overview is offered regularly for those seeking Manna Services].

· Financial Basics Training.

· IZ Orientations for DC [IZ=Inclusionary Zoning].

· One-on-one counseling sessions (Credit Counseling) in preparation for Mortgage Readiness.

· 8-Hour Homebuyer Education following the national standardized curriculum.

· Application assistance for DC Down Payment Assistance Programs [HPAP, EAHP, NEAHP] for those who are mortgage ready to shop for their home.

Manna provides an overview to HPAP process for those ready to buy and considering applying for down payment assistance.

These DC programs provide interest-free loans and closing cost assistance to qualified DC applicants to purchase single family houses, condominiums, or cooperative units in DC. The loan amount is based on a combination of factors, including income, household size, and the amount of applicant’s assets. Applicants must commit financial resources toward a property’s purchase.

· Application assistance for Maryland Down Payment Assistance Programs.

· Topical Workshops on various subjects about homebuying, homeownership and the mortgage process are scheduled from time to time. While these workshops provide helpful information, they do not fulfill the educational requirement for homeownership. See 8-Hour Homebuyer Education above.

· Peer support and discussion guided by a counselor are provided through various opportunities such as Lunch & Learn, Home Buyer Club meetings, and Community Tables.

*A nominal one-time processing fee may be charged for by Manna, Inc. upon joining the Home Ownership Center (HOC).

*Please note, results are not guaranteed by Manna and are dependent upon the applicant’s circumstances and personal commitment to programmatic assignments. Various disclosures and terms and conditions are explained during intake. Manna provides the 8-hour Homebuyer Education class in accordance with the national standards. Other Workshops, Community Tables, and Lunch & Learns provide helpful information for those preparing for homeownership. Some programs (credit counseling, down payment assistance, and income certification) require applicants to provide financial documents for the household concerning income, debts, assets, and savings. The file must be complete before applicants are able to progress in the program toward their goal.
